CONDICIONES / CONDITIONS

• La estancia mínima será de 2 noches.
• Los precios indicados son finales, e incluyen el uso de la vivienda, así como su consumo normal de agua, electricidad, ropa de cama (en función del número de noches se acordará cuando cambiarlas) y baño.
• El precio NO incluye:

1. el consumo de leña (existe leña en el Complejo).
   
2. para estancias inferiores a 5 días, limpieza de la casa o cambio de sábanas
3. servicio de comida

• Salvo especificación de lo contrario, la vivienda se encuentra en buen estado de conservación, limpia y con sus instalaciones y servicios en funcionamiento.  Por tanto, los daños que el cliente pueda ocasionar a la vivienda o a sus instalaciones serán abonados por éste antes de la salida. En caso de que los daños se comprueben después de la salida, el Propietario se pondrá en contacto con el cliente, quedando éste obligado a hacer frente a los mismos.
  
• Para que la reserva se lleve a cabo, tendrá que hacer un ingreso bancario por el 50% del total de la reserva, quedando confirmada cuando el propietario reciba el dinero, pagando la cantidad restante en efectivo el día de la llegada a la entrega de llaves, pudiendo el cliente ver la vivienda y comprobar la veracidad de los datos que se le ofertan. Una vez visitada la vivienda, hecho el registro de entrada (se solicitará DNI) y hecha la entrega de llaves, se entenderá que el cliente está de acuerdo con las condiciones en las que le es entregada la vivienda, no habiendo lugar a este respecto a reclamaciones posteriores.
  
• En caso de cancelación de reserva NO se hará restitución del dinero de la señal, con independencia de la causa que la motive.
• Queda expresamente prohibido la cesión a un tercero o subarrendamiento de la vivienda.
• El número de personas que se alojen en la vivienda NO pueden ser superior al convenido en el momento de hacer la reserva ( incluido niños).  Cualquier exceso en este número en el momento de lo ocupación o posterior, faculta al propietario al cobro de un suplemento o a la resolución inmediata del alquiler pactado sin indemnización de ningún tipo.
• Es necesario avisar la hora de llegada a la vivienda. La entrada a la vivienda será el día estipulado en la reserva a partir de las 17 horas, aunque cabe la posibilidad de adelantar la hora de entrada siempre y cuando se pacte con antelación. La salida de la vivienda será el día estipulado en la reserva antes de las 12 horas, salvo que convenga con el propietario otro horario. De no presentarse en el alojamiento antes de las 20 horas del día previsto para su llegada sin haber avisado de su retraso, el alojamiento se podrá adjudicar a otros interesados.
• Cortijo Las Paratas NO se hace responsable en lo que se refiere a la seguridad y vigilancia.
  
• Queda terminantemente prohibido usar la chimenea como barbacoa ni para cocinar, para ello existe cocina completa en cada casa.
• Queda terminantemente prohibido la entrada de ningún tipo de animal de compañía dentro de las viviendas.
• Cortijo Las Paratas no se hace responsable de las situaciones ajenas a la vivienda, tales como ruidos, obras, interrupciones o cortes en los suministros de la vivienda que no afecten individualmente a está y otras causas de naturaleza similar que no sean imputables a la propiedad.

• The minimum stay is 2 nights. 
• Displayed prices include the use of the dwelling as well as water, electricity, bed linen (based on the number of nights the change of the bed linen will be agreed between both parts) and bathroom use. 
• The price does NOT include:

1.  the consumption of firewood 
   
2. cleanning services and change of bed linen, when being less than 5 days
3. meal services

• Unless stated otherwise, the house is in good condition, clean and with its facilities in operation. Therefore, the harm that the client could cause to the dwelling or facilities shall be paid by him before departure. Should the damage be highlighted after departure, the Owner will contact the customer, being forced to pay against them.
  
• The booking shall be carried out by means of a bank deposit for 50% of the total reservation amount, and confirmed once the owner receives the confirmation from the bank. The remain amount shall be paid upon handover of the house. At this point the customer shall verify the status of the house and check the accuracy of the data is offered. After visiting the house, the Customer shall be registered (ID may be requested) and upon handover of the house, it is understood that the client agrees with the conditions in which the property is given, with no right to claim later on. 
  
• In case of cancellation the reservation  funds will NOT be refund, regardless of the cause that motivates it. 
• The cession to a third party or subletting the apartment is expressly prohibited. 
• The number of people staying in the house may NOT be higher than the number agreed at the time of the booking (including children). Any excess of this number at the time of the occupation or later, entitles the owner to collect a charge or immediately terminate the agreed rent without compensation of any kind. 
• Inform in advance about your arrival time. The check in time is at 17 hours, although it is possible to advance the checking in if informed and agreed in advance. The check out time shall be 12pm, unless otherwise agreed with the owner. In case of no show at the hotel at 8pm without informing of the delay, the property may be awarded to other stakeholders. 
• Cortijo Las Paratas does NOT take any responsibility in regards to security. 
• It is forbidden to use the fireplace as barbecue or for cooking purposes. For this purpose a dedicated full kitchen is available. in each house. 
• The entry of any pet inside the house is strictly prohibited. 
• Cortijo Las Paratas does NOT take any responsibility of any situation alien to the house, such as noise, municipality works, interruptions or cuts in supply of the housing.
